What do each of your reports include?? | Top

  • Disclosure Report:
    The NDA Natural Hazard Disclosure Report is the most thorough and precise disclosure report available in the industry. The mapping used to generate the NDA Report is accurate within 6 inches, making it the most precise measurement available today. NDA only uses actual parcel boundaries, instead of misleading static icons, to make its determinations. The NDA Report is comprehensive and complies with Federal, State, and Local California disclosure requirements, including Special Assessments and Mello-Roos taxes. Additionally, for every paperless disclosure report you order, we will plant a baby tree on your behalf!

  • C.L.U.E.® Risk Only Report:
    NDA is an authorized distributor of the C.L.U.E® Risk Only Report. This report covers the 5 year insurance loss history of a residential property. The C.L.U.E.® Risk Only Report aids California sellers in meeting their contractual requirement (Section 7B of the Residential Purchase Agreement) and buyers in obtaining more information about the home they are purchasing.

  • Environmental Report:
    The NDA Environmental Report discloses the most up to date environmental data available impacting a property. Depending on the location of the property, the NDA Environmental Report includes National Priorities Sites (NPL); CERCLIS; Leaking Underground Fuel Tank Sites (LUFT); SWIS sites; Spills, Leaks, Investigation and Cleanup List (SLIC); Active Annual Workplan List (AWP); and additional items such as instances of Perchlorate contamination, oil and gas drilling wells, and schools with possible hazardous material contamination.

  • Tax Data Report:
    The NDA disclosure report is comprehensive and includes all legally required tax disclosure items, i.e. Mello-Roos and Special Assessments (1915 Bonds). The Tax Data Report is an expanded report available through NDA that provides additional tax items which home buyers can obtain or home sellers can opt to provide as a supplement. The additional tax items included in the Tax Data Report are Direct Assessments, Ad Valorem Taxes (which are subject to change based on the purchase price of the property), and the calculation of any relevant Private Transfer Taxes.


    Each of the above NDA reports is backed by our industry leading professional liability insurance, which extends to any individual that relies upon it for use in a transaction.

How long does it take to receive a report? | Top

  • Paperless reports are delivered electronically in 24 hours or less.
  • Hard copies are sent via next day messenger, and usually arrive 24-48 hours after the order is placed.

How much do your reports cost? | Top
  • Natural Hazard Disclosure (NHD) report costs $99.
  • Expanded Tax Data Report costs $29.95.
  • Environmental Report is automatically included with NHD report orders where required by local jurisdiction.
  • C.L.U.E.® Risk Only Report costs $19.50, The report is usually delivered within 2-3 business days.
  • There is no fee to pay through escrow.

When should I order a disclosure report
? | Top

  • Civil Code §1103.3 requires sellers to provide even prospective transferees natural hazard disclosures as soon as practicable, before the offer is made. So, we recommend that our clients order a disclosure report at the time of listing.

Will there be a charge for the report if the property falls out of escrow or the property is taken off the market

  • No, payment is only required if the property sells and closes escrow.

How can I print a single page, like the NHDS page 5?
| Top

  1. Open the PDF report file attached in the email you received, then from Adobe Acrobat Reader click "File" from the upper menu bar.



  2. Then from the drop-down menu select "Print".

  3. The "Print" window will appear (see image on right). In the "Print Range" section, select "Pages from" and "Pages to"option and change the numbers in both fields to 5.

  4. Then press the "OK" button to print.
